Abstract
Public real estate management is a complex issue due to the large number of buildings involved and the general state of conservation. Many buildings are unused or underused and regeneration intervention are needed. The aim of the presented research is to define an evaluation methodology – based on digital twins of buildings – to support public stakeholders to detect buildings, currently unused or underused, that might be apt for transformation interventions. This methodology is based on a growing in detail study that starts with evaluations at territorial scale and arrives up to the assessment of individual buildings based on the creation of digital twins and the application of a model checking procedure. The goal of the procedure is to define the transformability of buildings for possible future reuse based on their own constructive and architectural features. Two buildings in Regione Campania have been selected for the application of the evaluation procedure. Several tools have been developed in the last decades to support decision-makers, especially in the field of multicriteria evaluation methods and based mainly on economic and managerial aspects. This paper focuses on the ease of adaptation to new functions and the continuity of use, taking into consideration the space layout, condition of services and systems, functional changeability, and technological constraints.
